Ingenious Design Studio (IDS) is led by Andrew Loh.

We’ve been renovating homes and spaces since 2005, completing more than 1,000 projects across HDB, condo and commercial units. Our edge is a mix of design sense and deep, on-site experience.

Andrew started his career decades ago as a tiler, working directly on floors and walls before moving into project management and design. Because of that, he understands both:

What looks good on drawings, and

What can actually be done safely and cleanly on site.

When you work with IDS, here’s what to expect:

Discovery meeting

You share your unit type, budget range and timeline. We clarify what’s realistic and what isn’t.

Proposal and quotation with 3D mock-up

We return with space planning, 3D visuals and an itemised quotation, so you can see both the design and the numbers clearly.

Finalise details

Layout, built-ins and key dimensions are refined until you’re comfortable. Only then do we confirm the design and the quotation.

Materials selection and renovation timetable

Together we choose tiles, laminates, fittings and lights, and agree on a renovation timetable with a clear handover date.

Weekly updates during renovation

You receive regular updates on progress, with photos or videos where useful, so you’re informed without needing to chase.

Final inspection and handover

We walk the space with you, check finishes and fittings, handle touch-ups, and hand over the unit ready for move-in or operations on the agreed schedule.

We’ve done everything from $3,000 basic carpentry jobs to $200,000 complete overhauls, so there isn’t one fixed “right” number. We first understand what you have in mind – how extensive the work is and the level of finish you want – then propose a scope and clear, itemised quotation to match. Based on our track record, 95% of clients end up within 5% of that confirmed quotation unless they add more work later, so you can plan with confidence.

What does “within 5% of the quotation” mean in practice?

Looking back over 20 years and more than 1,000 projects, 95% of our clients did not see their final bill exceed the confirmed quotation by more than 5%, except where they chose to add substantial new works or higher-spec materials. Any change is priced and approved by you before we proceed.

Do you handle both homes and commercial projects?

Yes. We regularly design and build HDB flats, condominiums and commercial spaces such as offices, clinics and cafés, using the same principles: price clarity, quality work and handover as scheduled.

Will I need to be on site often?

No. You’re always welcome to visit, but our process is designed so you don’t have to supervise. You’ll get regular updates and we’ll involve you when decisions or inspections are required.
